Garage floors and concrete coatings in Bankers Hill

Epoxy flooring in Bankers Hill has to work around old houses, narrow lots and steep ground. The neighborhood's grid was laid out in 1869 with lots just 25 feet wide, and its blocks have no alleys, so garages and driveways are reached from the street. Balboa Park visitors and local businesses compete for that street parking, which makes a fast-curing polyaspartic floor worth a look when the car has to come back quickly. Every system still starts with diamond grinding, crack repair and a moisture test on the old slab.

Bankers Hill, also called Park West, is part of the City of San Diego's Uptown community, between Downtown, Hillcrest and the western edge of Balboa Park. It earned its name as a home for the city's affluent, and its west side looks over downtown, the bay and the airport, with jets descending past the crest toward the runway. Canyons cut through the northwest corner, crossed by the 1905 Quince Street footbridge, the 1912 Spruce Street Suspension Bridge and the 1931 First Avenue steel-arch bridge. Those slopes shape drainage and access on many blocks.

Homes and garages

Bankers Hill homes and what their floors need

Bankers Hill filled in early. More than 100 homes went up south of Laurel Street in early 1888 alone, and by the 1920s the area was almost fully built. Large Victorian and Queen Anne houses from the 1880s, such as the 1889 Long-Waterman House on First Avenue, stand near Craftsman, Prairie, Mission Revival and Colonial Revival homes, and Irving Gill designed several houses on Albatross Street. Four- to six-story apartment buildings rose on Fifth and Sixth Avenues from about 1915, and high-rise condominiums now face the park. After World War II, doctors' offices spread along Fourth and Fifth Avenues, some in converted houses. The Heart of Bankers Hill Historic District joined the National Register in 2024.

Local conditions

What Bankers Hill conditions mean for your floor

  • No alleys, narrow lots, scarce parking

With no alleys and original lots only 25 feet wide, Bankers Hill garages open to the street and equipment has to be staged at the curb. Parking near the park fills quickly, especially on event days. We plan the work around street access, keep the sidewalk clear, and favor systems with short cure times so a car can typically return within a day or two.

  • Canyon slopes and runoff

Homes along Maple Canyon and the other canyons in the northwest corner sit on ground that falls toward the canyon floor, and the neighborhood as a whole slopes down to the south and west. Driveways and garage aprons can carry water toward the door, and old front steps and walks crack where soil shifts. We trace drainage before coating anything, then resurface sloped concrete with a texture that adds grip.

  • Converted houses and professional offices

Some offices on Fourth and Fifth Avenues occupy older buildings, including houses turned into clinics and practices. Their floors may be original slabs, patched additions, or concrete hidden under decades of flooring. Grinding shows what is really there. A seamless coating or polished finish then gives patients and staff a surface that handles rolling chairs and frequent cleaning, and the work can be scheduled after hours.
