Garage floors and concrete coatings in Golden Hill
Epoxy flooring in Golden Hill starts with old concrete. Houses here date from San Diego's 1880s boom through the 1920s, and a city preservation study notes that early residents built carriage houses along the alleys at their own expense. Some of those outbuildings and later garages still serve as parking, workshops and storage. Garage floor epoxy gives them a sealed, easy-clean surface, but only after the slab is ground, repaired and tested for moisture. We also resurface the porches, steps and walks that older homes lean on.
Greater Golden Hill is a City of San Diego community of about 746 acres between Balboa Park and State Route 94, and it takes in South Park, Choate's Addition and Brooklyn Heights. The ground climbs from about 60 feet above sea level in the southwest to about 280 feet in the northeast, cut by Switzer, 32nd Street and 34th Street canyons. West of 26th Street, homes look across downtown and the bay to the Coronado Bridge. Flat alley lots and steep canyon driveways can sit only a few blocks apart.
Golden Hill homes and what their floors need
The name dates to 1887, when developers promoted the hill for the way the sun glinted across it at dusk. After the Golden Hill Addition was filed in 1895, doctors, lawyers and politicians built there, including three mayors, which earned it the nickname Diplomat's Hill. Irving Gill's first known building, the 1895 George Garrettson House, is in Golden Hill, among Queen Anne, Italianate, Classical Revival, Craftsman and Prairie homes. The Golden Hill Historic District, designated in 1978, covers six blocks next to the park. South Park grew after its streetcar line opened in 1906 and became its own historic district in 2017. After World War II, apartments replaced or divided many large houses south of A Street.
What Golden Hill conditions mean for your floor
Alley blocks and carriage-house garages
South of A Street, many blocks measure roughly 300 by 600 feet, split by an alley, with lots near 50 by 140 feet, so garages sit at the back and open onto the alley. Some began as carriage houses and had floors poured or replaced later, which can leave a thin, patched or uneven slab. We check thickness and condition at the door, where tires and runoff do the most damage, and rebuild settled edges first.
Canyon lots and steep driveways
In the east, near the Switzer, 32nd Street and 34th Street canyons, lots are irregular and many homes are reached by winding streets and private driveways. Rain runs downhill toward garages and porches, and older walks and steps crack or lift. An overlay finished with a broom or knockdown texture restores grip on those slopes, and fixing the drainage first keeps the new surface from sitting in water.
Big houses divided into apartments
Many of Golden Hill's large homes were split into apartments after the war, and their garages and storage areas may now be shared by several households or used for bins and laundry. Those floors see foot traffic and spills more than cars. A solid-color or flake epoxy with a textured topcoat cleans easily, and we schedule around tenants so access stays open during the job.
